Closed Sales Are Up Across All Four Counties

What rising closed sales, stabilizing inventory, and local price trends mean for buyers and sellers across the Treasure Coast

 


As we close out December 2025, the Treasure Coast real estate market is showing clear signs of renewed strength and balance. Across all four counties — Martin, St. Lucie, Palm Beach, and Indian River — year-over-year closed sales have increased significantly, indicating that more inventory is successfully moving through the marketplace.

 

This is an important signal. When homes are selling at a steady pace, it reflects a healthier market environment for both buyers and sellers.


Closed Sales Are Up Across the Treasure Coast

Each county is experiencing meaningful growth in closed sales compared to last year:

Palm Beach County has seen a  31 percent increase in year-over-year closed sales for December 2025. St Lucie County follows with an increase of about 22 percent. Indian River County has posted strong momentum as well, with roughly a 25 percent increase in closed sales. Martin County home sales are up a whopping 79 percent even though it's the lowest in inventory, showing strong growth.

These increases confirm that buyer demand is active and that properties priced and prepared correctly are moving.


Inventory Levels Point to a More Balanced Market

Months of supply across all four counties is hovering between four and a half to five months. This is notably higher than December 2023, when inventory levels were much tighter.

Today’s supply levels indicate a more stable and balanced market — one where buyers have choices and sellers who plan well can still achieve strong outcomes without the volatility of prior years.


Median Sale Prices: A Tale of Two Markets

Median sale prices across the Treasure Coast reveal an important distinction between counties.

Palm Beach and Martin Counties have experienced significant price appreciation over the past two years, reflecting strong long-term demand and continued appeal.

In contrast, median sale prices in St. Lucie and Indian River Counties have remained relatively flat. This stability has created attractive conditions for buyers seeking value and for sellers who price realistically within today’s market dynamics.


Average Sale Prices Show Healthy Growth Patterns

Average sale prices further reinforce the region’s overall strength:

Palm Beach County now averages approximately $1.35M per sale, leading the region.
Martin County’s average sale price adjusted from approximately $822k to $768k over the two-year period, reflecting a normalization rather than weakness. Indian River County grew from roughly $520k to $662k. St. Lucie County increased from approximately $419k to $454k. 

These trends point to a market that is recalibrating — not retreating — and doing so in a healthier, more sustainable way.


What This Means for Buyers and Sellers

For buyers, interest rates have eased from recent highs, inventory levels are more comfortable, and pricing has stabilized in many areas. This combination creates opportunities that simply didn’t exist in tighter markets.
