February 2026 Market Intelligence A Two-Year Perspective on Strength
Closed Sales Are Up Across All Four Counties
Here's a quick February market update comparing where we are today versus two years ago.
In January 2026, median sale prices were:
• $423,125 in Indian River County
• $507,500 in Martin County
• $700,000 in Palm Beach County
• $389,950 in St. Lucie County

When we compare that to January 2024, we see stability and growth — particularly in Indian River and Palm Beach Counties.
But here’s the most important part:
Closed sales are significantly up across all four counties.
Indian River is up 64%.
Martin is up 38%.
Palm Beach is up 15%.
St. Lucie is up 26%.
That tells us something important — buyers are active again. Sellers are making moves. Confidence is returning to the market.
This isn’t a speculative market. It’s a strategic one.
If you’re considering a move in 2026, positioning and preparation matter more than timing headlines.

The most important takeaway is this: more homes are selling than two years ago. Buyers are active. Sellers are transacting. Confidence is returning.
While pricing has adjusted in certain segments, equity across our region remains protected and demand continues — especially for well-positioned homes.
